The buildings this covers

Richardson and the towns around it have a good number of single-story retail strips, small offices and light industrial buildings, most with low-slope roofs under a membrane rather than shingle. A large share of those membranes are EPDM rubber or a built-up roof laid down twenty or more years ago.

Roofs of that age are past the point where an annual inspection is optional. Seams lose adhesion, membranes shrink and pull at the parapets, and edge metal corrodes, all in fairly predictable places, which is exactly why a scheduled inspection is worth more than an emergency call after the fact.

Repair and maintenance

A flat roof maintenance visit clears drains and scuppers, probes every seam, checks pitch pockets around rooftop equipment, and resets loose edge metal. A failed EPDM seam gets a cover-tape and primer patch, while a TPO seam is corrected with a heat weld instead. Standing water more than two days after a rain event is noted, since ponding shortens membrane life significantly.

Rooftop HVAC curbs are a frequent source of leaks when a unit gets swapped and the curb flashing is left as it was found. Each curb is reflashed properly to the membrane rather than sealed with caulk, which fails within a season or two in the Texas sun.

Replacement options

When a meaningful share of the seams have failed or the insulation underneath tests wet, replacement is the honest recommendation rather than another round of patching. Wet insulation is confirmed with a probe or a core sample instead of guessed at. Options generally come down to a fully adhered EPDM system or a heat-welded TPO membrane over new insulation.

A white TPO membrane reflects heat and can meaningfully lower cooling costs on a retail building through a Texas summer, while black EPDM is less expensive per square and suits a shaded or north-facing roof.

Wind and edge metal

On a low-slope roof, wind uplift starts at the perimeter and corners, which is why coping caps and edge metal are usually the first things to fail in a severe storm. Edge metal here is installed with continuous cleats and additional fastening at the corners, since that detail is what keeps a membrane on the building through a strong wind event.

Working around a business

Commercial work is scheduled to keep the business open wherever possible. Tear-off is staged so no more roof is opened than can be dried the same day, deliveries avoid peak customer hours, and rooftop equipment is protected and kept running throughout. A written schedule goes to the owner or property manager before the crew arrives.
